Six Weeks to Grid-Interactivity: How Launchbox Became a Flexible Grid Asset
November 05, 2025
The Opportunity
Launchbox, a newly renovated 61,625 sq. ft industrial facility in Latham, NY, blends subdivided warehouse suites with coworking office space. Branded as “an industrial WeWork,” the building is designed for e-commerce entrepreneurs, tradespeople, artists, and makers.
Launchbox is fully electric and net-zero with a rooftop solar array producing more power than it uses. However, it still faced the common challenge of turning high-efficiency infrastructure into real-time grid flexibility.
For National Grid, the opportunity was clear. If a complex, multi-tenant warehouse could become grid-interactive quickly, it would demonstrate a pathway for other commercial customers to follow.
Speed of enrollment and interconnection is critical. National Grid has identified bottlenecks with customer enrollment in clean energy programs and with flexible connections for new construction. Launchbox showed how to reduce these barriers: a quick, streamlined enrollment leading to faster demand savings, new customer revenue, and ultimately quicker grid connections.
The Solution
Edo partnered with Launchbox and National Grid to deliver a rapid onboarding process — from customer agreement to full grid interactivity in under six weeks. Key steps included:
- Comprehensive Site Audit – Edo conducted a walkthrough to evaluate system integration opportunities. This step, while not necessary for grid-interactivity, provides a great foundation for a multi-year pilot engagement and provides high value to commercial customers. The audit confirmed fixes and commissioning adjustments to improve performance and prevent unnecessary resistance heating.
- Gateway Installation & BAS Integration – Edo’s Gateway connected directly to Launchbox’s building automation system, enabling centralized monitoring and control of HVAC and ventilation equipment. This integration laid the foundation for automated demand flexibility.
- Building Mapping & Testing – Edo’s team mapped equipment points, identified sequences to optimize heating and cooling, and ran a successful test confirming setpoint adjustments could be automated with existing hardware.
- Demand Flexibility Readiness – Tests validated Launchbox’s readiness to shift load immediately when events occur, giving National Grid confidence in the resource and to be able to call future events, both in winter and summer.
The Results
- Rapid Deployment – From enrollment to full integration in under six weeks.
- Flexible & Grid-Ready – Successful implementation of load-shifting capability, positioning Launchbox as a net-zero grid asset.
- Smarter Operations – Enhanced visibility into building performance and opportunities for ongoing optimization.
Conclusion
Launchbox showcases what’s possible when innovative building owners, utilities, and technology providers collaborate. In just weeks, Edo and National Grid transformed a state-of-the-art flexible warehouse into an active grid participant. The result: a replicable model for quickly activating demand flexibility across the commercial building sector.
