Increasing Efficiency through Strategic Energy Management "plus"

Aligning building owners and utilities to encourage innovative thinking drives improved outcomes. Edo created and implements a “SEM+” utility program for a leading healthcare facility, resulting in benefits for the utility, the building owners, and the occupants.

The Edo Solution

Edo worked with multiple stakeholders to design and deliver a strategic energy management “plus” (SEM+) program that spans six Pacific Northwest CommonSpirit Health facilities totaling 1.9 million square feet. Through Edo’s SEM+ program, Puget Sound Energy (PSE) gains:

  • Improved visibility, understanding, and identification of energy conservation and flexibility measures.
  • Strengthened customer relationships.
  • Deep and persistent energy efficiency savings.

Edo provides the healthcare facilities with the tools and support needed to implement no and low-cost energy conservation measures and improved capital planning, decision making and operations. The SEM+ program supports the development and training of a facility energy
manager. It includes machine learning-based building optimization. Based on the PSE and CommonSpirit goals, demand flexibility analytics may be added to the program.

The SEM+ program supports PSE’s Integrated Resource Plan (IRP) goal of accelerating the acquisition of energy conservation. It allows PSE to better understand what drives loads in healthcare facilities. Finally, it ensures persistent energy reduction through the training and capacity building of onsite energy staff.

Program Phases

The SEM+ program is comprised of five phases:

Phase 1: Targeting – identify appropriate buildings. Use smart meter data and ordinary Least Squares Regression models to target buildings as having high likelihood of operational energy efficiency opportunities.

Phase 2: Recruiting – identify building owners and operators to participate in the program.

Phase 3: Site Assessment – collect facility characteristic data (including publicly available data sets) and establish live data feeds using on-site data collection device and smart meter data where available.

Phase 4: Analysis – use automated and manual analytical tools, including an energy management system (EMIS), to highlight opportunities.

Phase 5: Recommendations – work with building operators to ensure on-going optimization and energy conservation. Following the conclusion of PSE’s SEM+ program, Edo’s EMIS can be continuously used as a low-cost enabler of on-going optimization and energy savings.
